Latest data shows average prices of Dubai properties across three categories – 2025 starts with market stability

Dubai’s real estate sector maintained a strong growth trend in January 2025, closing the month with 13,019 sales transactions worth AED 35 billion (USD 9.5 billion). This result represents a 5% month-on-month (MoM) increase in value compared to December 2024, confirming the market’s stability and continued investor confidence. According to Betterhomes, off-plan sales continue to dominate, accounting for 56% of total sales.Dubai property pricesThis trend confirms the strong demand for new development projects, which is expected to continue throughout 2025. The most successful developers in the off-plan sales segment by transaction value include Emaar, Sobha and Danube. At the end of January, the average price per square foot reached AED 1,484 (404 USD), representing a 0.57% month-on-month decline, a small market correction after the high December numbers.
